About this document
This licence agreement has been drawn for use by a property owner who uses the property as his home but lets out one or more rooms, where the lodger is independent – that is, no services are provided. If there is more than one lodger, use this document separately for each of them. The perfect example here is a student house. Perhaps the parents bought the property for their child, or perhaps the owner is a single, young professional person looking for a contribution to his mortgage.
This is a licence, not a lease or tenancy agreement. Licences are suitable for a short rent period only. We recommend that this agreement be used for no more than 12 months at a time to avoid the property becoming the permanent residence of the lodger.
This agreement has been drawn primarily to protect the interest of the licensor / property owner.
