Agricultural lease: equestrian establishment for business use

A standard business lease with additions relevant to the rural character of the let land and buildings – including any equestrian establishment like any combination of  stables, outbuildings, arenas, fields, farm buildings. If the letting is for an agricultural use rather than purely equestrian, use a farm business tenancy agreement. If you are not sure whether the tenant will or will not carry on a business, use this document.

Who will use this document?

• Any owner of buildings such as stables, sheds or barns

• A tenant

• Anyone leasing or renting any combination of buildings or land for equestrian use - for example the tenant may run a livery yard or a riding school

Lease or licence?

Any licence is outside of the statutory landlord and tenant framework, but the agreement has to reflect the name. An agreement is not a “licence” just because of the title. The effect of a licence is:

• The tenant has no security

• The landlord has to give no notice
